In addition, we work on a no cure, no pay basis. This means you do not pay any commission if your property is not sold.

What do you get for this fee?

A fee alone doesn't mean much. What matters more is what you get in return. Broadly speaking, this includes the commission and presentation package. Instead of separate costs for all these components, we work with one clear fee. That keeps it transparent and prevents disputes later.

Complete sales guidance

From the first intake through to completion at the notary. Including strategy, pricing advice, viewings, offers, and negotiations.

Complete presentation package

Professional photography, deluxe walkthrough video, NEN2580 measurement report, and 2D/3D floor plans. Compelling sales copy, FOR SALE sign, and a dedicated property website via our partner HomeShow with bilingual bidding form.

Maximum visibility

Funda Premium placement with Spotlight feature. Your property appears prominently with more photos and larger display at the top of search results—the most comprehensive and exclusive presentation format Funda offers. Additionally: Vastgoed Nederland channels, our own website, the Expat & Real Estate website, and active promotion in their (expat) network and on social media.

Digital transparency

You track the complete bidding process 24/7. All offers are visible in real-time and you have direct contact with our team via a dedicated WhatsApp group. The entire process is transparent, clear, and without surprises.

Building inspection (optional)

We offer our sellers the opportunity to have their property inspected in advance by our independent partner, Homekeur. Based on our experience, we are happy to advise whether a structural inspection could add value to the sale of your property.

When potential buyers have confidence in the technical condition of a property, they are often more willing to make a stronger offer and the sales process generally runs more smoothly. The cost of this inspection is €400 including 21% VAT. This is an additional and entirely optional service.

Bouwkundige keuring (optioneel)

Wij bieden onze verkopers de mogelijkheid om de woning vooraf bouwkundig te laten keuren via onze onafhankelijke partner Homekeur. Op basis van onze ervaring adviseren wij graag of een bouwkundige keuring bij uw woning toegevoegde waarde kan bieden.

Wanneer potentiële kopers vertrouwen hebben in de technische staat van een woning, zijn zij vaak eerder bereid een sterker bod uit te brengen en verloopt het verkoopproces doorgaans soepeler. De kosten voor deze keuring bedragen € 400 inclusief 21% btw. Het betreft een aanvullende en volledig optionele dienst.

During the process

  • You pay nothing upfront.
  • We advance all costs for presentation and promotion.
  • You have complete insight: you track all offers and appointments via our online dashboard and WhatsApp group.

After selling your home

  • The commission invoice and presentation package costs are sent directly to the notary.
  • On the day of completion (transfer at the notary), these amounts are automatically settled in the settlement statement.
  • You receive an overview from the notary showing exactly what you receive and which amounts are deducted (such as our commission).

Clarity upfront

  • We discuss the expected sale proceeds upfront and show you what this means concretely for the commission.
  • So you know where you stand before you sign.

What if your home doesn't sell?

Want to terminate the sale mandate early? You can do so at any time, with a 14-day notice period. We work entirely on a no fee unless successful basis. This means:

  • Home doesn't sell? You receive no commission invoice from us.
  • Withdraw the mandate early? We also don't charge commission.

We have complete confidence in this approach because we know we deliver results. No fee unless successful isn't a marketing term for us—it's how we've worked for years.

What happens upon withdrawal?

If you wish to terminate the sales agreement prematurely, this can be done at any time with a notice period of 14 days.

We work on a no cure, no pay basis. If your property is not sold or if you decide to terminate the assignment prematurely, no commission will be charged. All time invested and costs incurred for online publications are entirely at our own expense.

Presentation costs related to the property

The presentation costs are charged separately. For this, we provide a complete and professional presentation package, including professional photography, video, a NEN 2580 measurement report, and high-quality 2D and 3D floor plans.

All presentation materials are specifically created for your property and therefore belong to the property. Once the presentation costs have been paid, you will receive the usage rights and licenses for these materials. You are then free to use them at any time, whether you continue the sale through our office or through another real estate agent.
