Statenkwartier & Geuzenkwartier

Statenkwartier & Geuzenkwartier

WHY STATEN- AND GEUZENKWARTIER ARE INTERESTING FOR BUYERS

A neighborhood with character and class. Think: wide avenues, stately facades, expats, international schools, and... the harbor around the corner. In recent years, the area has also received a refined boost—from greening projects on squares like Jurgenpleintje and Van Aersenstraat to the revival of shopping street De Fred with new boutiques and high-quality hospitality. Kranenburgweg is currently being made more bicycle-friendly as part of the star cycling route to Scheveningen Haven, and throughout the neighborhood, facade gardens and green details are emerging that enhance the streetscape. Precisely this combination of monumental architecture, vibrant amenities, and renewal makes this one of The Hague's most sought-after living environments for buyers who value historic character and urban dynamics.

Market analysis Staten- and Geuzenkwartier

Properties sell quickly here. On average within 18 days, compared to 35 days in the rest of The Hague. That says something about demand. The average transaction price is around €480,000, making this neighborhood one of The Hague's more expensive areas—though we see a wide range depending on property type and maintenance condition. Stately townhouses and spacious apartments in the better streets average €809,000, while smaller units in the mid-segment come in around €440,000.

What we see in this neighborhood is that the market keeps moving. According to our estimates, around 6.7% of owner-occupied properties change hands annually. This aligns with our own experience in the neighborhood—comparable to the national average, meaning there's healthy turnover without extreme volatility. Supply is currently 113 properties for sale from a stock of 1,686 properties, or 6.7%. This percentage is slightly higher than The Hague average of 2.3%, partly due to sell-offs of former rental apartments. The number of sales in The Hague rose from 1,027 to 1,215 transactions between Q1 and Q3 2025, a trend also noticeable here.

In The Hague region, approximately 67% of properties sell above asking price, on average 3.5% higher. Our experience shows this percentage is comparable in this neighborhood, especially for well-presented properties with complete HOA information and clear bilingual descriptions for international buyers. With a selling time of 18 days, multiple interested parties appear immediately. Properties that are well-prepared from day one—in terms of styling and documentation—attract serious offers faster, because in this neighborhood the pace is high.

Who buys your home in Staten- and Geuzenkwartier

Two groups dominate the buyer market here. International professionals and high-net-worth Dutch buyers. Together they account for the majority of transactions, but they seek completely different things.

Kapitaalkrachtige Nederlandse gezinnen

High-net-worth Dutch buyers

These are affluent families or couples who consciously choose this neighborhood's character. The average municipal valuation (WOZ) in this neighborhood is €598,000 (2024), showing this group is high-net-worth.

What draws them here is the combination of stately Art Nouveau architecture from 1890-1915 and high-quality amenities. Frederik Hendriklaan has undergone a revival in recent years with new restaurants and shops—for this group, that refinement matters. What these buyers also value: restaurants like Vigo Seafoodbar (Aert van der Goesstraat 21-23) for exclusive dinner dishes and Hudson for casual luxury lunches. This conscious life choice is also reflected in Westduinpark (34 hectares) 10 minutes cycling away for tennis courts and running routes. For families with children, Basisschool Statenkwartier (Van Beverningkstraat 29) plays a role with 316 students and good inspectorate ratings. The National Heritage Site status since 1996 ensures the authentic architecture is preserved.

They seek townhouses of 130-180 m² with original Art Nouveau details like white ornaments, high ceilings, bay windows, and sliding doors from the 1890-1915 building period. Properties with preserved elements are preferred. Space for a backyard, 3-4 bedrooms, and workspace are standard. They take time for their decision, multiple viewings are normal.

What you should do: Explicitly emphasize original features like Art Nouveau ornaments and facade details. If you've renovated, show what you've preserved versus modernized. Have inspection reports (structural, if available) ready including foundation research where relevant.

Your property

Apartment 80-130 m² recently renovated and in good condition? Then international professionals are a prime target—they seek turnkey, preferably within walking distance of tram to Europol. A townhouse 130-180 m² with original Art Nouveau details and renovation potential? Then high-net-worth Dutch families who see character and want to refine themselves are looking. A split townhouse with upper and lower units? Then investors interested in combining yield and heritage value in a protected neighborhood are your market.

Internationale Professionals

International professionals

These are expats who have lived in the Netherlands for several years, initially rented, and now buy because they're staying longer. Our experience shows approximately half of buyers here have an international background.

What draws them here is the complete international living environment within walking distance. The International School of The Hague with English IB education for 1,400 students plays a major role. For expats working at Europol (International Zone near World Forum), the neighborhood is within 15 minutes by tram. What these buyers also value is Deutsche Schule Den Haag (Groot Hertoginnelaan 18-20) within walking distance. This international living environment is also reflected in daily amenities: Frederik Hendriklaan offers exactly that mix this group seeks. For these buyers, hospitality also matters: restaurants like Hudson (Aert van der Goesstraat 21-23) and Vigo Seafoodbar (Aert van der Goesstraat 21-23) offer that international feel. Westduinpark for walking and sports within walking distance is regularly mentioned.

They seek apartments between 80-130 m² or townhouses from 150 m² that are well-maintained and immediately livable, without major work. Speed matters—everything must be arranged within 6-8 weeks because current rental contracts are expiring. Bilingual documentation for HOA documents and technical reports is appreciated.

What you should do: Explicitly mention energy label and heating type. Ensure HOA documents are also available in English, including long-term maintenance plan. Have inspection reports (if available) ready with English summaries. April-August are busy buying months for all families with children.

Points of attention Staten- and Geuzenkwartier

Parking

First parking permit costs €97 per year, the second €491. That's a substantial amount on top of the mortgage, and for families with two cars, this is relevant to know upfront. Explicitly mention parking permit status in your listing. Alternative: if you have private parking, state that. Properties with private parking sell more easily. Parking pressure has dropped below the 90% threshold since introducing paid parking in 2017, so the situation is improving. For Willem de Zwijgerlaan, 15 additional spots are coming, and at Sint Aldegondeplein, research is being conducted for an underground garage.

Statenkwartier & Geuzenkwartier

Protected Historic District

Statenkwartier has had National Heritage Site status since 1996. This means renovations to facades, roofs, or extensions are strictly assessed. The average costs for planning permission range between 1.69-2.55% of construction costs, minimum €169. For buyers where renovation is desirable, this can be a threshold. But it has a flip side: the protected character ensures value retention and attracts families who value history and greenery. If your property has permitted modifications—have this documentation ready. This builds confidence with buyers who know everything is already approved.

Statenkwartier & Geuzenkwartier

HOA Situation

HOA contributions in this neighborhood are higher than The Hague average, often €100+ per month. And what's notable is that a significant portion of complexes lack a current long-term maintenance plan (MJOP). This increases the risk of sudden additional contributions. Buyers want to know three things: What's the monthly contribution? Is major maintenance planned? Is there a long-term maintenance plan? Have this ready—it simply makes a difference in negotiations. For international buyers, it's helpful if HOA documents are also available in English—this speeds up the process for their mortgage advisor.

Kantoorvilla Van Boetzelaerlaan 120 krijgt mogelijk dakopbouw
